JOB SUMMARY

Under general supervision this position is responsible for making a wide range of typical house and modular home repairs.

MAJOR TASKS AND RESPONSIBILITIES

  1. Receives written work orders or verbal instructions from supervisor and schedules weekly home repair work with priority based on health and safety.
  2. Conducts general building Inspections, and inspects work requested. Prepares cost assessment including time and materials to complete necessary repair 
  3. If work requested requires special skills, assists in preparation of work scope and assists in obtaining and reviewing bids for work. Supervises work of sub-contractors. 
  4. Responds to home owners’ questions; assists with problems, complaints and service concerns.
  5. Performs a wide range of maintenance and repair tasks such as pruning yard maintenance plumbing, carpentry, and electrical, including replacing worn or defective parts such as switches, fuses, and pipes. 
  6. Performs yard maintenance including pruning and clean up. 
  7. Installs, replaces or adjusts filers, light bulbs, ribbons, belts and similar objects. Patches and repairs roofs, walls and flooring, and applies weatherization materials.
  8. Drives truck and maintains a wide variety of hand and power tools and other supplies on board. Cleans equipment using appropriate materials and ensures all tools are in good operating order. 
  9. Operates power driven machinery and/or equipment. 
  10. Uses computer to prepare statistical and narrative reports on repair work scheduled and completed. Develops applications, work scopes, work cost estimates, schedules, and supply orders.
  11. Assists the Maintenance Supervisor in the development of a home owner education program for the proper maintenance and care of homes. 
  12. Uses safety work practices.
  13. Because of the Tribe’s commitment to community service and the well-being of its members, each employee may be expected to perform a wide range of office and field duties from time to time. Such duties may or may not be related to their regular responsibilities.

EDUCATION - EXPERIENCE AND TRAINING FOR POSITION

Graduation from high school or GED to be earned by a date determined by the Tribe and 5 (5) years’ experience in home building or general construction, which includes five (5) years’ experience working in trades including general plumbing, carpentry or electrical. Additional Requirements: Valid Washington State Driver’s License

SPECIFIC SKILLS/KNOWLEDGE/ABILITIES REQUIRED FOR POSITION

Knowledge of: Home construction and repair including basic carpentry, electrical, plumbing, framing, siding, insulation, HVAC, roofing, flooring and landscaping. OSHA/WISHA Safety requirements related to work. Bid specification and contracting processes. Supervisory techniques. General knowledge of building codes and energy codes. Plan and blueprint reading. Skilled in: Operate hand and power tools proficiently to make repairs and improvements. Working cooperatively and courteously with Tribal members, especially Elders. Performing manual labor, including lifting, in a variety of weather conditions. Drafting all types of documents, including letters, reports, work orders, cost estimates and bid specifications. Reviewing work performed by sub-contractors to determine quality

PHYSICAL REQUIREMENTS

The working conditions described herein are representative of those that must be met by an employee to successfully perform the essential duties of this class. Work is performed outdoors and in an office setting. Outdoor work is required in the inspection of homes and for repair. Hand-eye coordination is necessary to operate computers and various pieces of office, hand and power equipment. While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, feel or operate objects, tools, or controls. The employee is frequently required to sit, talk and hear, climb and balance, stoop and crawl.  The employee must occasionally lift and/or move up to 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus. While performing the duties of this job, the employee occasionally works in outside weather conditions and high up on roofs. The employee occasionally works near moving mechanical parts. The noise level in the work environment is usually quiet in the office, and moderate to loud in the field.

Licenses or Certifications Required

A valid Washington State driver’s license is required at the time of appointment or at a time set by the Tribe.
